The housing slump in Detroit has attracted many potential buyers. They see great potential in the city for many reasons. Detroit is the 11th largest metropolis and the heart of the American automotive industry. New industries have made Detroit their home. Even Hollywood has found a home in the city with many production companies headquartered and shooting films in Michigan. With many new programs, advances, and initiatives Detroit is destined for significant rebirth and growth. This in turn will have a domino effect on Detroit’s economy and property values will again increase.

With many homes being repossessed by lenders, homes in Detroit can be purchased for pennies on the dollar. Solid brick homes in great neighborhoods are readily available on the open market. Because these properties are being sold so inexpensively, the potential for positive cash flow is inevitable. Single family home values will also experience long-term capital growth over the course of the next 5 to 10 years. A prospective investor can recoup his initial investment within the first years of owning a property.

Property values are low and investors can afford to purchase a fully refurbished, income producing property without financing. Most investors have a savings account, an investment fund or a retirement account and retrieve funds from their reserve. Property taxes in the city on average work out to roughly 3,500 USD annually. After acquisition costs, fees, property taxes, and property management fees ROI’s can range from 11% to 18%. While many US banks have tightened the reigns on lending on non-primary residential properties, foreign banks are continuing to lend. According to the BBC, “In 2010, buy-to-let (BTL) lending rebounded, with lenders granting 102,400 new BTL loans, 10% more than in the year before. In 2009 the number of new BTL mortgages had fallen by nearly 60% from 2008.”

Property will only serve as a good investment when it helps you achieve your financial goals. Therefore, when considering property as an investment you must be practical and maximise the financial advantages of your investment. Detroit represents an excellent investment hub as the city offers investors cash flow, potential capital growth and tax benefits. However, you will need to be practical as the three investment benefits will occur at different periods in the property cycle. Currently, investors are purchasing properties in good Detroit neighbourhoods for cashflow and predict that regeneration of large tracts of Detroit and capital investment by the federal government will lead to the appreciation of property values.

The Detroit property investor needs to take a careful look at the financial analysis at the time of purchase: cash flow and tax benefits. Currently, in this location, cash flow is likely to be your most important consideration. Cashflow is basically the amount of rent you will receive from the property minus the expenses. Usually, you should factor that 50% of the rental income will be used for the expenses. Therefore, if your rental income is $800 per month you should net $400 per month. For many investors, buying a property as an investment is vastly different from a property for you to live in. Investors should buy properties based on the figures and buy a property within their means that will be easy to rent and has some prospects for capital growth. There is no need for a flashy house, a Lake St Clair view or in the uber-wealthy part of town.

In Detroit, there are a lot of neighbourhoods that have high vacancy rates. Equally, there are neighbourhoods with have lower vacancy due to the desirability of the location. This can easily be seen as the different between bad neighbourhoods and good neighbourhoods. There are numerous types of resale markets in Detroit. Firstly, there are the end-investors, who are looking to acquire performing income properties. Secondly, there are the tenant-buyers or the lease option market. Due to the number of foreclosures in Detroit many people are seeking to acquire a long term property that they can purchase after they have repaired their credit rating. Finally, there is the conventional owner-occupier market.

When you have renovated a property, be sure to repair all the defects at the property. Remember, when dealing with investment property, prevention is better than cure. Right location is paramount that you select the right neighbourhood in Detroit. The difference with Detroit compared to many cities in the UK is that Detroit neighbourhoods can dramatically change block by block. Tax benefits are an important factor when it comes to USA property investment. By ensuring you can deduct all expenses you can maximise your cashflow and overall profitability of the investment. By carefully considering these factors, when purchasing a Detroit property you should ease your transition into becoming a successful Detroit property investor.

Values will only increase from this point. If an investor has done his research and is purchasing a home in a great neighborhood he will surely benefit from his investment.

Detroit is the largest city in the state of Michigan and the seat of Wayne County. Those wanting to invest in this vibrant city but are on a low budget need not look further than Detroit foreclosed homes. Detroit is famous as the world’s foremost automotive centre. Detroit is synonym for the US automotive industry and a centre of musical legacies as proved by its two nicknames-’Motor city’ and ‘Motown’. The city has some excellent water front properties. In 2007, the first portions of the Detroit River Walk were laid consisting of miles of fountains and parks. The new urban development is aimed at increasing tourism to the city. CNN Money Magazine named down town Detroit as the 18th best neighborhood to retire among 30 large metro areas of the nation.

The cultural scene is also alive in Detroit. Live Music has been apart of Detroit’s nightlife since late 1940′s earning it the nickname, ‘Motown’. It has several live music venues. Large concerts are held at venues like DTE Energy Music Theatre. The Detroit Theatre district is the nation’s second largest and is host to Broadway shows. Important music events in the city include Detroit International Jazz Festival. It is also home to the punk rock scene. Modern voices include Eminem, the hip-hop artist. The city is home to museums like Detroit Institute of Arts, Motown historical museum. Other tourist attraction is the Detroit zoo and Anna Scripps Whitcomb conservatory. Detroit is one of 13 American metro areas which are home to professional teams representing the four major sports in North America. Detroit is also venue to many sail boat racing events. It also hosts many WWE events. Detroit foreclosed homes are thus a great opportunity to be part of this action.

Detroit has also immense opportunities for employment. It is home to big three automobile companies-Ford, Chrysler and General Motors. International law firms also are based here making it an important centre for global trade. It is also a centre for engineering jobs. In 2006, there was a spurt in construction jobs due to a $1.3 billion drive of restoration in down town Detroit. Other areas in Detroit include biotechnology, nano technology, and hydrogen fuel cell development and information technology. It is also the largest city in the nation to offer casino resorts. It is also home to many educational institutions like Wayne State University. All this makes investing in Detroit foreclosed homes a sensible idea.

Through the years, the declining job market in Michigan has been prompting many homeowners to put up their properties under foreclosures. Many homeowners fail to repay mortgages, taxes and amortizations to housing financings. Mortgage lenders and government institutions are forced to foreclose properties. In Detroit, because the major car manufacturers in the city are laying off thousands of employees, many homeowners fail to diligently and responsibly pay for home loans. Thus, the number of foreclosures continues to grow.

Because there are just too many foreclosures available in Detroit, many foreclosure listings also arise. You will not have a hard time finding any of those listings. They may flood across the Internet. Some Detroit foreclosure listings may require memberships and subscription fees, while others are freely circulated. You may use any of the listings and find suitable foreclosed homes that fit your requirements and standards.

You could also ask your property agent about such Detroit foreclosure listings. Real estate agents should be able to refer or recommend several foreclosure listings. They should know more than anyone else that you as a homebuyer should be provided with as many available options possible. For your part, you should make sure you check out multiple Detroit foreclosure listings so you could find foreclosed homes for sale in areas of interest.

Many homebuyers and home investors are enjoying a feast these days because there are just too many foreclosed homes available in the market. Detroit is one of the major cities where the number of home foreclosures is constantly rising. When browsing through Detroit foreclosure listings, do not forget to check for updates. You may be looking at an outdated list. Refresh your computer or ask for newer or latest list editions.

In Detroit Michigan real estate markets, hard money can be a useful tool in the purchase of Detroit foreclosures, intended flips or rehabs. Traditionally, this would require significant down payment from the investor because of the low loan to value given. However, for an opportunity to buy valuable properties at a distressed price, hard money may be useful.

With hard money, investors have the power of leverage, which multiplies the return on your Detroit investment properties. You only need to invest a small percentage of the house’s value, such as 10%, yet you earn your returns on the entire value of the home.

For example, you want to purchase a $100,000 Detroit investment property, and you have the option of putting 10% or 20% down on the home. If the value of the home grows to $110,000, then only placing $10,000 down on the home will give you a 100% return on equity. Had you placed 20% down on the home, your ROE would only have been 50%. As long as the profit you reap is larger than your interest costs, then in the long-term, using leverage is always more advantageous.

The supply of Detroit real estate, available at less than half of its appraised value just a few years ago, creates the ideal opportunity to accumulate Detroit investment property or flip a fast rehab.

While declining markets can be tricky, a knowledgeable contractor or handyman can renovate a Detroit rehab into a suburban residential viable rental property or flip sale. For would-be buyers of Detroit Michigan real estate, hard money loans may be the fastest kind of loan transaction to closing, since there is usually no verification of income, employment and credit.
